Initial Consultation for Re-Design: this is a time for clients to discuss wants, likes, dislikes, and decorating dilemmas in one room or entire home. I will focus on furnishings, colors and whatever you wish to make your home what you want it to be. I will do a thorough walk-thru and evaluation of whichever room(s) you choose and discuss all available options. If you decide to accept my services, I will also be taking some pictures at this time. No Charge
Initial Consultation for Staging: I do a walk-thru and analyze how you can alter decor so as to show your home more effectively and assist you in achieving a quicker sale for top dollar. We'll then discuss all available options. I will also be taking some pictures at this time. No Charge
Verbal Consultation (Home Staging or Interior Re-Design): Done at the same time as your initial consultation, all of the above plus verbally directing you as to how you may stage your own home. This is a one time visit and there is no written report involved so you may want to take notes! Staging will be completed by you after I leave. Up to 1.5 hours. If you prefer a comprehensive written report, that allows you to follow step-by-step and stage the home at your convenience, see below for details and pricing. Flat fee
Providing you a detailed report in addition to the Initial Consultation (Interior Re-Design) I will provide you with a detailed report and Enhancement plan on how to initiate changes in your home that you can follow on your own. This will include how to re-arrange furniture, artwork and accessories using your own furnishings. I will also provide bonuses like Stain Removal Guides, Color tips, Arrangement/display tips, how to group accessories guidelines and other similar, useful information. Set fee
Providing you a detailed report in addition to the Initial Consultation (Home Staging) I will suggest ideas and tips to you that will make your home look more spacious and appeal to the broadest number of prospective buyers. You can then use the report and detailed checklist to make the changes on your own. I'll provide you with bonuses like an Open House checklist, Moving checklist, Quick tips on how to make a lasting impression, Last-minute showing tips and other similar informative information. I will make myself available to answer additional questions until you sell your house: (entire home up to 3000 sq. ft. and addt’l fees per 500 sq. ft.)

Interior Re-Design Shopping Services After discussing needs with client, I will provide the legwork necessary to shop for all of the appropriate items needed to complete the look based on your budget. Quote for items will be provided prior to purchase 20% of all items purchased
Home Staging I will prepare the home for showings. I will provide you with multiple checklists, helpful hints for after I leave, last-minute hints and all of the little details that will make your house appealing to home buyers and leave a lasting impression. I will make myself available to answer additional questions until you sell your house Hourly fee
Decorating Shopping Services (Home Staging) If additional items are needed for purchase, I will consult with you and give you an estimate of cost for those items. I'll then provide the legwork necessary to shop for appropriate items to enhance your home for showings. 20% of the cost of all items purchased. No additional hourly charge.
NEW! E-Consultation for Home staging I will do a consultation via e-mail with you and you can decide whether or not this is the service for you. We can then discuss your options after I’ve seen pictures provided to me. This is ideal if you are far from Colorado Springs or are short on time. Contact me for further details…
Open House Visit for previously staged homes I will come to the property either the day before or the day of your Open House. I’ll do a walk-through to make sure any last minute issues are taken care of and that your previously staged items are still in the optimal places for attracting the largest audience of buyers. I’ll even provide baked goods, fresh flowers or some sort of nice smelling potpourri or candle! Flat fee
Personal Shopper: Need a birthday gift, wedding gift, baby gift or any other kind of gift and have no time? Let me know your budget and a description of the receiver and I will do it for you! I will even gift wrap at no additional charge. Hourly charge and price of item
Party Decorator: Short on time for planning and/or decorating for that special event? I'll do it for you! I specialize in parties of up to approx. 20-30 people. No party is too small. You can either provide me with the supplies or I can purchase them for you. We'll need to discuss the "game plan" before any purchases can be made. Hourly charge to decorate. If you need me to purchase supplies, I will charge 20% of items purchased.
Serving blended/downsized families: Are you the Brady Bunch and combining families? Don't know what to keep? What matches? What to get rid of? I do! Is it time to downsize, de-clutter and/or simplify? Have you collected items over the years and you don't know why but don't know where to start to organize it and get rid of some? I do! We can have a complimentary consultation to discuss your wants and needs and we can decide (depending on the size of the project) whether we choose hourly or a flat rate.
Basic Home Transition: I will help you decide what you want to take from the old and help you organize and decorate the new! (Locally, of course) Hourly charge
